Repairs needed:  

1. Replace the front storm/screen door.  

2. Property manager says he can't remember exactly, but one of the closet doors has a hole.
 
3. The sliding glass door to the deck from dining room's lock is broken, however it does have an aftermarket deadbolt installed to make it still lock and be secured..

4. As for kitchen, it looks okay, but it would need an upgrade (new kitchen counter tops could be converted to marble counter tops and probably leaving the cabinets, though maybe paint them white???) .   Counters and cabinets should be in good shape but very, very dirty because of the large family.
 
5. Carpet needs re-stretching and cleaned (OR) replaced in several rooms including the main living room and all stairs and steps. 

6. Paint most walls.  Ceilings are probably ok.
 
7. Yard work (weeds, raking etc…)  House has been landscaped a lot, but tenant has not done much routine yard work.   Lots of weeds are seen.

The house has been rented since May 2013 and the tenant has lots of kids, which means it is in a constant state of mess and extreme clutter as expected with a large family.  It is really messy and dirty.  Does not show well. 

IMPORTANT:

It is easily worth more but the house shows terrible.  Messy, lots and lots of stuff including toys for 6 kids, and dirty. 

It does not look appealing at all.     But look at the house, it just needs to have the tenant move out, cleaned very thoroughly, painted completely and carpeted completely, plus new vinyl flooring in the foyer and kitchen too.

I have estimates of carpet/vinyl (Home Depot) $7,850.23, new Marble kitchen counter & sink $5192.48 and painting all rooms $3427.00.   Total $16,469.71

I have lowered the price by $40,000 when the repairs are less than $20,000

I am selling it as is for a LOW price, or I can fix it up and list it on the MLS with an agent at a higher cost because I would include the costs for the repairs and agent commission, plus it would sell very quick, especially after I stage it once the tenant moves out and repairs completed.     Staging with furniture, pictures, plants etc…..
