Repairs needed: I will be trying to sell it as soon as all repairs are done.

1.  Clean the house after tenant moves out.

2.  Replace the front storm/screen door.  I have a picture that I can email you.  

3.  The sliding glass door to the deck from dining room's lock is broken, however it does have an aftermarket deadbolt installed to make it still lock and be secured..

4.  Several blinds need repaired if possible, or after tenant moves out I might just have them removed.  I have some pictures of them that I can email you.

5.  Kitchen:  replace kitchen counter tops (probably Quartz) and sink.

6.  Kitchen:  replace kitchen vinyl floor
 
7.  Replace carpet.  (details below).     Lowest price will determine carpet. 

8.  Paint walls & ceilings.  (details below).

9.  Clean vinyl siding.  Do not power wash.  Vinyl siding is insulated vinyl siding.  If power washed then water can get behind the siding and its insulation.

10.  Tub re-calked.   (upstairs bathroom)

11.  Drywalling Garage walls and laundry room walls too.
 
12. Yard work (weeds, raking etc…)  House has been landscaped a lot, but tenant has not done much routine yard work.   Lots of weeds are seen.

13. Once all repairs are complete and the house is cleaned again, then I will have it staged with furniture, pictures, plants etc...

It is a rental where the tenant will be moving out 03/31/2017 or before.  I will then be selling the home (MLS listing).     I would like to have the entire house looked at, measured and given an estimate as soon as it can be scheduled (hopefully in February).   The house will be vacant with a lockbox when the work will be done.   I have a property manager that will meet you there for the estimate.
